Q: Do I need Planning Permission?

A: Planning Permission is normally required but changes that do not affect the external appearance of a building sometimes do not require official permission.  We are happy to obtain approval on your behalf as part of our service to you.  This can be particularly helpful when dealing with a listed building or if your property is located in a conservation area. 


Q: Do I have to contact the Building Control Regulations Office?

A: We are happy to organise this for you.  We make the necessary arrangements with the building inspector to carry out the relevant inspections throughout the project, to its completion.

Q: Can you project manage the whole job from start to finish?

A: Yes.  Ponder Construction offers a bespoke service tailored to each client’s needs.  With a dedicated project manager to oversee your building project, we bring together all the elements required to deliver the work on time and on budget, giving you peace of mind.


Q: How long is the project likely to take?

A: From receipt of architectural drawings with planning permission already secured, you could expect to see the completion of the project within 4 weeks, up to a period of 45 weeks, depending on the scale of the project.  A detailed programme would be submitted to you prior to commencement of works.


Q: Do you give free estimates and advice?

A: Yes.  Our commitment to you is to give you the best service at a competitive price.  Usually we would carry out a site visit at which we can discuss all your requirements and give you advice on the best way to achieve your desired results.  Once you are happy with your chosen specification, a detailed written estimate is produced.  [Click for a free estimate or to arrange a visit]


Q: If I accept your estimate, when will I have to pay for the work?

A: A detailed schedule of payments is usually incorporated within the estimate and coincides with the schedule of works.  This gives you an indication of the expected amounts and when they are likely to occur.  An initial stage payment may be secured at the commencement of works, depending on the contract.


Q:  Who will carry out the work?

A:Our team of highly skilled craftsmen consists of both employees and good quality subcontractors, all overseen by a dedicated project manager.  This means we are able to provide a bespoke package for all your needs from start to finish.


Q: Can I alter my specification?

A: There are sometimes variations to a project which you may not have taken into consideration and which therefore have not been included in the initial estimate.  For example, you may want to change a window design, make an area open plan or raise a ceiling.  Discussions with the project manager on site will ensure you are provided with any additional costs.


Q: Is the work guaranteed?

A: Yes – completely free of charge.  At Ponder Construction, we pride ourselves on our commitment to a high level of service.  With over 25 years experience in the building industry, our reputation speaks for itself.  We expect our work to meet or exceed your expectations and the possibility of problems occurring is a rare event.  However, Ponder Construction guarantees to rectify problems which may occur in materials supplied and labour used within the first year following completion, without fuss and with as little inconvenience to you as possible.
